How we work
JVC Homes reads public records and turns them into plain answers for people who live in, rent in or are buying into Jumeirah Village Circle.
Where the numbers come from
- Sales: recorded property transactions for JVC, updated daily. The latest days fill in late.
- Signed rents: Ejari rent contracts from Dubai Land Department open data. JVC appears there as Al Barsha South Fourth.
- Asking rents and parking: live property adverts, read in bulk. An advert describes one home.
- Drive times: Google traffic predictions for set departure times, and free-flow routes on OpenStreetMap roads.
- Handover: the Dubai Land Department project register.
- Pictures: photos posted to Google Maps, credited and linked to their source, and developers' own pictures marked as such.
- Maps: drawn by us from OpenStreetMap data (© OpenStreetMap contributors, ODbL).
- Reviews: we count what Google reviews say about parking. We do not reprint them.
Who writes it
The guide notes are written by an AI from the numbers on the same page. A person sets the rules it follows and checks samples. No agency, developer or portal pays for placement.
What we do not do
We do not list homes for sale or rent, and we do not give financial advice. Before you buy, check the title deed, service charges and the developer's escrow position with the Dubai Land Department.
